With bold architecture, world-class hospitality and new infrastructure accelerating growth, Albania’s northern coastline is positioning itself as one of the Adriatic’s most promising luxury property frontiers.
Albania may not be the first destination associated with the Mediterranean, yet the essentials are all there: crystal-clear waters, a dramatic coastline and a pace of life that remains refreshingly unspoiled.
Just over a nautical mile separates Albania from Greece’s island of Corfu. Close in distance, yet worlds apart in perception, Albania has long remained under the radar – shaped by decades of isolation under communist rule before opening up in the early 1990s.
While the southern Albanian Riviera quickly attracted international attention, the northern coast remained largely undiscovered.
That narrative is now changing.
Near the beach town of Shëngjin and the iconic Rana e Hedhun sand dunes, Dukagjini Resort is rising as the region’s first major luxury development. Spread across 11 hectares, the project cascades from rugged cliffs down to a golden sandy beach.
Designed by Austrian architect Chris Precht, the development embraces environmentally sensitive architecture that follows the natural terrain rather than dominating it.
The resort includes:
-
189 luxury residences across 11 low-rise stone buildings
-
187 additional units within Veranda Village
-
A five-star Swissotel beachfront hotel
-
Spa, casino, marina, restaurants and concierge services
A standout feature is the dramatic cliffside infinity pool carved into natural rock, offering uninterrupted views across the Adriatic Sea.
Developers report that over 60% of the project has already been sold, primarily to buyers from Albania, Kosovo and Central Europe, with growing interest from the UK and the United States for high-end units exceeding €1 million.
Infrastructure is playing a key role in the area’s rise. A new road will connect Tirana to Shëngjin in just 45 minutes, while a planned highway extension will link the region directly to Montenegro.
Once inaccessible just 35 years ago, northern Albania is now emerging as a new luxury destination and long-term investment hotspot.
More than a real estate project, Dukagjini Resort marks the beginning of a new chapter for Albania’s northern coast.
